pushing the East Village thread / hidden mints?


they had candy + punctuation, do we?

If you had an East Village loft to sell (and if you really wanted to sell), and if a raving "triple mint!!!" Manhattan loft had sold in the building in the last few months at about $1,100/ft, would you price your loft above or below the triple-mint-with-exclamation-points sale (if you really wanted to sell)?

 

The latest candidate for the Goldilocks thread made what looks like the too pushy choice, rather than the not pushy enough choice: they priced about $100/ft above that recent sale, despite not being able to brag as much about their mints. Maybe there are hidden exclamation points about the new listing (not likely that they forgot to brag). Maybe they really only want to sell if they hit The Magic Number. Maybe The (hyper-local) Market is moving to a different drummer than The (overall, current) Market.

 

Or maybe they are being too pushy. Time will tell. I will follow, and report. (Patience required.)
