There is a terrific 3 BR layout in 1,800 sq ft in Unit 2S at 48 Laight Street that is new to the market today, for the almost-reasonable-for-TriBeCa price of $2.495mm, with common charges and (abated) taxes of only $854/mo. Susan Wires of Stribling says “luxury finishes throughout” and the pictures appear to agree with her. The 12 ft ceilings and huge windows certainly open up the loft, and the living room opens onto a nearly full-width terrace.
 
So what’s the catch? Click on the cool < map this listing > feature on the Stribling site and if the major significant drawback does not become obvious, click on < satellite >. and note the proximity of the building to the Holland Tunnel. If our inter-firm listing data is correct, this unit sits about 15 ft above Hudson St, facing the tunnel exit loops, one exit of which points directly at this building.
 
That terrace may not be so inviting during the twenty or so hours a day in which there is significant tunnel traffic. Light should certainly pour in from those huge eastern windows, but you better know what else pours in. Great new space for the price, but if you go, hang out near the windows and listen to how much traffic sneaks in.
