comparing 1Q Manhattan loft data + overall market / another nugget report

 

The Manhattan real estate quarterly market reports from the three major firms that report data treat the loft niche market differently. The Miller Samuel report remains the gold standard for Manhattan loft info, while the Terra Holdings reports offer a cursory view (consistent with their overall reporting IMO) and the Corcoran report is frustratingly middling (on loft data). I will save more of that discussion for a possible future rant.

Comparing the Manhattan loft niche to the overall Manhattan market, according to Corcoran the loft niche slightly under-performed on median sales price (the overall market was down 2% YoY) but over-performed on average price per foot (the overall market was down 6% YoY).

Using the Miller Samuel more rich data set, the Manhattan loft niche over-performed on median sales price (the overall Manhattan market was up 3.1% YoY), on average price per foot (the overall market was down 2.3% YoY), on days on market (the overall market was up 16.5% YoY), and inventory (the overall market was up 34.3% YoY), while essentially matching the overall market on transaction volume (the overall market was down ‘only’ 47.6%).
