There is an amazing post on The Miller’s blog last Friday that is a departure from his usual fare in two ways: it is an anonymous contribution; and it is a very, very detailed look at could be termed a micro-niche. In [Vortex] DUMBO: A Tale of Two Views, one anonymous reader of The Matrix presents a compare-and-contrast review of DUMBO loft sales in two buildings to measure the added value to having a "wow" view. It is well worth departing from a Manhattan-centric loft world to take a peak.

That WOW is defined as units that

contain large windows that have full unobstructed views of the East River + Manhattan Bridge or East River + Brooklyn Bridge + Downtown Manhattan. More specifically these are: 1 Main – Any B, C, D line apartment or an A, J, K, L apartment above floor 4. 30 Main – G, H, A, B apartments above floor 5

I highly recommend the entire piece, but here is the conclusion that there are two different markets, for WOW and non-wow units:

the price differential between the two markets is ~268 $/PSF. Even within the same building there are significant factors that create a drastic difference in value….

The reader’s analysis is transparent, comprehensive and compelling. I can’t think of another micro-nabe that could sustain an analysis like this (darn!) because DUMBO is so well-defined and the two buildings selected provide a great laboratory to isolate the view is THE driver of value differences.

Props to The Miller. Major props to his anonymous contributor. This is a must-read for anyone interested in DUMBO, and for fans (like Manhattan Loft Guy) of detailed reviews of the real world of real estate.
