150 Nassau Street loft sells for building record
becoming a Manhattan Loft Guy fave
By the tiniest of margins, the recent sale of the “1,793 sq ft” Manhattan loft #13C at 150 Nassau Street set a new high on a dollar-per-foot basis for this handsome building. It is a worthy candidate, in mint condition, with a chef’s kitchen, and exposures north, east and south, including open views of City Hall. The nearly square footprint easily accommodates 3 bedrooms, with widely separate plumbing stacks and 3 widely separate bathrooms.
Both velocity and result (in the coveted green on the Master List of Manhattan Lofts Sold Since November 2008), The Market loved this loft:

That clearing price rounds to $963/ft, but is more precisely $962.71/ft. The prior record also rounds to $963/ft, July 25, 2007 when the “1,792 sq ft” #15A sold for $1.725mm, or $962.61/ft. In other words, there is a dime’s worth of difference between #15A leading in to The Peak and #13C a few weeks ago.
But a record is a record. Happy President’s Day indeed!
private sellers have done very well
This strikes me as a coincidence, but two of the top three sales in the building (on a $/ft basis) have been privately negotiated sales. Below #15A from 2007, #19A sold to the owners of #20A (in a classic is-this-extortion? deal) at $958/ft. I hit that in my December 14, 2011, private sale of 150 Nassau Street loft with high-floor premium or neighborly extortion.
