to the West Village to push, or not

 

listing history can mislead

When I looked at the listing history of a (rare) West Village loft new to the Manhattan loft market this week, I thought they were likely to be pushing it at around $1,350/ft, considering it had been listed 2 years ago around $1,200/ft.

 

But then I found that the loft had actually cleared above that asking price, at nearly $1,300/ft. So the new listing price is not pushing it as much as I’d originally thought, but my concern is that any pushing is too pushy in The (current) Market.

 

I am sure that there are people who will pay a loft premium to live in the oh-so-charming West Village (this address qualifies), but I am not sure how many people will pay a West Village premium for a loft (even one that oozes charm, as this one does), if you follow the logic ….
