There’s a beautiful classic old Manhattan loft that was definitely pushing it when it came to market in the summer at around $1,250/ft. I confidently say definitely because it has not sold yet, despite dropping around $300/ft off the price. So this morphs into a ‘which year?’ post…
2005?
A similar unit (though with a higher level of finishes) traded 3 years ago around $1,000/ft.
2006?
A similar unit (with what look like the same ‘classic’ elements that may need updating) traded two years ago at about $925/ft.
The current price for the available loft is just a bit higher than the 2006 clearing price for a similar unit, in what looks like similar condition. That 2006 valuation looks to me like an increase in value over the 2005 more-expensive-but-nicer-finishes value. We’ll see if it sells near the 2006 value, or drops into 2005 (or earlier). When (if?) it sells, of course.

Sandy Mattingly has been Manhattan Loft Guy since March 2006. The Guy thinks out loud in real time on The Blog about the loft niche in the Manhattan residential real estate market, often via a post about a specific loft that recently sold, how the transaction fits into market trends, what is interesting (weird!) about the loft, and how that sale fits into past sales in the building.
