To get to #4R at 1 Worth Street [fixed the link; sorry] you find this prime Tribeca corner (at Hudson) and walk up three flights of stairs. There you will see “1,400 sq ft” that – I will let the Rothmans of Halstead shout here – is “PRICED FOR QUICK SALE!”

Since it is “the way lofts used to be”, assume it is a total renovation project, with a step-down kitchen and step-up ‘sleeping area’, plus a weird area up stairs behind the kitchen (ceilings are higher there??) where the bathroom and storage are. The footprint is Long-and-Narrow, but not classically so, since the four windows are along one long (west) side, overlooking Hudson Street.
The price? How about just over $600/ft for Central Tribeca (and $1,300/mo maintenance)? Priced to sell quickly, indeed. As long as you can figure out how to use the space.

charm or no charm?
They say this is an original Stanford White building, but I don’t see a lot of old-loft charm in the space – other than the four large windows. (Is it an optical illusion, or are the windows closer to the floor than they are to the ceiling?)

how much is that last set of stairs worth?
#3F sold this past May as a total gut job (“an estate property and it looks it”), but that one was said to have open beamed ceilings and original columns. It was said to be “1,261 sq ft” with seven large windows over Worth Street and was asking $995k. The clearing price, however, was $1.135mm.

That $900/ft sale makes the one-floor-higher-but-larger #4R look like a pretty good deal at $852k and $608/ft, methinks.
