107 West 25 Street closes in six figures, tough comp for neighbors

Per StreetEasy, the Manhattan loft #5D at 107 West 25 Street closed on February 26, with a deed filed just this past Friday. The clearing price was $950,000, with no other information on StreetEasy as this is one of those "[n]o listing associated with this closing" situations. But we have some relevant (very odd) information available in the inter-firm data-base.

These dates can’t all be true, as this was supposedly an exclusive listing from Akam with an original asking price of $1.295mm and a last asking price of $1.195mm, both dated December 9, which is also the purported date of the listing. To make matters worse, the status as of (that familiar date of) December 9 is said to be "TOTM" [temporarily off the market].

Worse yet, the identified agent associated with this Akam "listing" does not appear on Akam‘s website, and there is no visible trace of this listing there (it is common for TOTM listings to not appear on a public website, but having a missing agent is hardly common; maybe he has left??). A Google search turned up no references to this loft, though it did turn up two Manhattan Loft Guy posts on past sales in this building, one a Page One result (July 15, 2009, 107 West 25 Street buyer discerns deal 15% off list, sits in lap of luxury), one on Page Two (January 10, 2008, 107 W 25 goes over ask / back story to NY Times item). I guess The Google is my friend!  But enough about me….

consistent with history
I suspect that this was at some point a real listing for #5D, so I am going to put this asking price information on my Master List of Manhattan Loft Closings, without using the dates. The StreetEasy building page for 107 West 25 Street shows other activity in this building consistent with these asking and clearing prices. To take one extremely timely example, #2C cleared here the day before #5D’s closing, at $999,000, having been offered at $1.275mm to start and $1,087,500 (!) at the end. That is said to be "1,050 sq ft" of the "highest quality finishes and detail", with a 400 sq ft terrace. #5B closed on June 25, 2009 at $975,000 for "1,200 sq ft" (the sale discussed in my July 15 post, noted above "in the lap of luxury").

#5D, by the way, is described in our data-base for that oh-so-mysterious Akam "listing" as "renovated with thought and style", so it is probably of a similar quality to #2C and #5B.

Taken as a set, these three six-figure closings are going to pose a threat to any neighbors trying to break seven figures at 107 West 25 Street, wouldn‘t you think?
