2 new Tribeca lofts too pushy or just pushy enough??

I normally don’t comment on new listings (you know why: end of an era for Manhattan Loft Guy / a new day dawns? from April 9) but I sometimes do so obscurely. I hope this is opaque but interesting.

 

I noted last weekend 2 new listings for Manhattan lofts that struck me as a little aggressive in pricing, both good size lofts in prime Tribeca. One is asking about $1,250/ft for a space (with a new kitchen) that sold in 2005 off an ask (no trading price available) of around $900/ft. The other is asking over $1,300/ft for a space that sold in 2005 at around $1,100/ft.

 

In mid-2007 these prices seemed like no-brainers (especially the second). If they succeed in the current market, kudos to all involved. The vibe I am getting of The (current) Market is that Goldilocks thinks these prices are for Papa Bear (not just right, folks). I will try to remember to follow, and to update with facts, when available.
