New Listings + Sales of Manhattan lofts in last 7 days
This is my third report on the number, price distribution and neighborhood distribution for Manhattan lofts reported as new to the market or as closed sales in the last 7 days.
For information about how I get this stuff and why I slice it as I do, see
methodology for New + Sold in The Last Seven Days. Further wrinkle on the ‘quality’ of the statistics reported: I am becoming frustrated at the lack of consistency in what is reported as a “loft” sale and wonder if that problem will render this exercise one in futility. I see enough listings that are in buildings that I consider loft buildings that are not delineated as lofts that I am not confident this is going ot be worthwhile data; in other cases the agent seems simply to have failed to check the ‘lofts’ box when entering a listing for what is clearly a loft. We’ll see how this goes.
The stats as of Sunday night …
- there were 35 lofts reported as new to the market in the last 7 days, and 18 as sold
- 20% of the 35 new ones are offered from $2mm to $3mm and 20% more from $3mm to $4mm; none of the closed sales were at more than $2.9mm
- 15 of the 35 new loft listings are in new developments, and half of the 18 closed sales
