open house nuggets / the NYT back story edition for 312 E 23

 
Imentioned 312 East 23 St#10B ($1.2mm and $1,645/mo for “1,200 sq ft” and new fourweeks ago) in an open house review August 25, This weekend it is featured in theNY Times On The Market section, which has this to say in theclassic Pro/Con format:
 
PROS: The kitchen and the dining area areboth good-sized. The bathrooms and the kitchen were recentlyrenovated with expensive finishes, including marble tiles andgranite counters. Exposed brick and a porthole window enhance theliving room’s character.
CONS: Windows in the bedroom look out on abrick wall. The second bedroom is on the small side.
 
Asan (interesting?) aside, notice the difference between the picturestaken by the Times and the listing photos — the lighting is sodifferent that the colors are almost different.
 
Onemore (definitely) interesting aside. The last sale in this buildingwas also said to be “1,200 sq ft”, and was said to be a “stunningmodern renovation”. That unit #3C closed at $935k in June. That took seven months to get asigned contract, starting at $1.1mm and dropping to$999k.
