new (quick) contract at 474 Greenwich

 
but how’s the market doingTODAY?
Given the market jitterslately (yesterday’s“jittery” = word for theday), it may be of particularnote that #6N at 474Greenwich Street came to market on July 29 and showed a signedcontract as of Monday – two weeks of nice work by Patty LaRocco atPruDE.
 
This “1,200 sq ft” “artist loft”with 16 foot ceilings was marketed between the lines as arenovation project (no interior pix, no floor plan, a modestdescription), asking $1.3mm ($1,655/mo maintenance). They got closeenough to the ask to make them smile quickly.
 
The plus factor here is the privaterooftop garden, but there’s no indication of how plus thisis (no size, no pix).
 
The unit next door (#6W, “1,400 sqft”) has sold twice in the last year and a half, first for $1.525mmin March 2006, then last week (too soon for the city records, butthe ask was $1.675mm).
 
Unit 6A is a useful data point forconsidering how’s the market doingtoday?
