Manhattan loft open houses / re-running the Grand tour

Iblogged about two Grand Street 6th floor units when they were bothnew to the market about seven weeks ago (2dtime is how grand at 96 and 184 Grand?) and included them in an openhouse review last week. I said whenthey were new that both 96 Grand St6th fl and 184 GrandSt 6th fl are
 
top (6th) floor, fullfloor lofts. Both are all about the space and the roof rights. Bothwill probably require a million dollar build-out. Both were on themarket last year, without selling.
 
Lastweek I said:
 
$3.85mm and $2,000/mo for “3,600 sq ft” plus”1,200 sq ft” of roof rights; it was new in July, but see myearlier post for its prior history. Now that the floor plan is upon the web, I can see that this is a 3,600 sq ft One Bed Wonder(Whatis a 1 Bed Wonder?). Can’t imagine it will stay that wayif it sells….

$4.2mm and $3,452/mo for “4,000 sq ft” plus”1,300 sq ft” of roof rights, but you will have to put twoapartments back together; like its 96 Grand doppelganger, it wasnew in July, but see my earlier post for its prior history. Thisone was a hit on Curbed in July (Onthe Market: Soho Artist Loft, w/GiantRoof).
