177 Duane #6E gets a contract for its birthday + #3E crashes the party

#6E at 177 Duane Street came to market the first week of July 2006 through Barbara Smith at Corcoran, twice taking six weeks off the market over the year. It started at $2.995mm ($2,150/mo maintenance), then dropped to $2.795mm in October, then $2.695mm in April. The twist is that they accepted an offer at Memorial Day but the listing was not shown as in contract in the inter-firm system until yesterday. Maybe it was a difficult final negotiation….
 
That offer for #6E was accepted two weeks after I posted about this listing and #3E in 177 Duane “will not last” but it has! 6E + 3E still for sale.
 
the promise of “will not last” finally comes true downstairs
#3E was the one being marketed as “will not last” from March until this week, when it also went into contract. As I noted in May, there were interesting comparisons between these two units with the exact same foot prints: #3E had nicer finishes, #6E seemed to have better light (and skylights), and #6E had 750 sq ft of roof rights. At that time, #3E was offered at $205k more, but they dropped that price dropped in June to $2.75mm.
 
who saw both?
It would be very interesting to hear from anyone who saw both – and even better to hear from anyone who bid on both. Don’t make me beg….

That earlier post touched on two recurring themes in blogging about Manhattan lofts: (1) there are buildings that may have 80/20 problems, and (2) it can sometimes be hard to find all the square feet that are claimed.
