super-sized for super-heroes at 35 W 23


mortals might like all the space, too
The 4th floor of 35 W 23 Street caught my eye yesterday as it came back from a few days off the market. First, because there is a ton of space (a ton being rounded to “3,400 sq ft” in this instance). Second, because of the property description, which departs from the run-of-the-mill broker babble so much, and so well, that Hubert Etchison of Corcoran deserves props.

Check the listing for the unconventional description. I will just say that anybody who can pull off dropping Batman, Bruce Wayne, Lois, and even Aqua-Lad into a Manhattan loft listing with a straight face (and to humorous effect) must have a terrific relationship with the seller. And an accommodating manager. Way to go, Hubert!

got walls?
The “3,400 sq ft” floor plan will not be for every loft lover, as it has way more walls than many people like, but it packs a lot of utility. Eleven foot tin ceilings. All the proper proper nouns for a kitchen. Seven very tall windows in front and five in back. Wood-burning fireplace. (They are selling the library fully stocked??)

Asking $3.875mm ($2,333/mo for taxes and common charges). Not sure how much light gets in those five (rear) windows, as the six-story building to the north looks to be built out to the lot line.

got neighbors?
It looks as though this condo sold air rights to the owners of the parking lot next door for $2.338mm in 2005. The plans for that next door lot are pretty impressive – a 21-story condo of glass designed by Carlos Zapata Studio that will bend, twist and cantilever over 35 West 23 St, which was pictured and described in a Curbed thread when the City Planning Commission and the City Council approved the plans back in March, here. Unless that development doesn’t develop, 35 West 23 St owners can expect some digging and banging just off their west curtain wall and overhead. Those rear windows at 35 West 23 Street will get a bit darker, it appears.

when was all that value added?

The third floor sold in 2004 for $2.15mm. Etchison marketed this unit (through Halstead ) when it was sold in 2003 for $1.95mm (it’s been a few good years, eh?). I don’t see any 4th floor building permits since 2003, but maybe it wasn’t super-hero ready then….
