price drop at 251 W 19 (not #3C)

 
#4A sheds dollars, seeksbuyer
Imentioned #4A at 251West 19 Street (“1,663 sq ft”) when it was new two months ago(adding4A to the mix at 251 W 19 St / help nudge 3Calong?), which was justafter I reported on the strange zigging and zagging of prices for#3C in the building (followthe bouncing price at 251 W 19 St – now UP).
 
Theprice of #3C(“1,822 sq ft”) has held steady on these two months (which I havebeen following since my June 5 how the (something) have fallen / 251 W 19 St at 40%off) at $2.24mm, but #4Ajust dropped $150k off the asking price, down to $2.1mm.#8D isalso still on the market at the same price as then ($2.795mm for”1,777 sq ft”).
 
what’s up with #1C?
Since then, #1C has changed firms, having been an “ours alone”listing from DG Neary for $2.295mm and now an exclusive listingwith Corcoran at $1.895mm (down from the $1.975mm asked from July 6to August 2) and $1,422/mo in taxes and common charges. (It tradedat $1.875mm only 14 months ago; wonder what the story isthere….)
 
Thatone is said to be “1,342 sq ft” (duplexed) in “impeccablecondition”. (There is actually a fairly small area where those “17foot” ceilings are not halved by the mezzanine.) (This is the firstCorcoran listing I remember in which there is no prose descriptionof the apartment; I hope they did that on purpose.) Even at the newprice of $1.895mm, that is a pretty premium for “1,342 sq ft” ofmostly-mezzanined (8 foot ceilings) “loft” space, no matter howimpeccable. But The Market (in the person of the current sellers)thought it was worth $1.875mm in June 2006. It will be veryinteresting to see when these folks find other buyers who agreewith them about the value.
 
no sale price yet on #3D
#3D hadbeen offered through PruDE’s Lida Drummond for $2.395mm (“1,777 sqft”). That one just came up as Sold and Closed this weekend, butthe closed price is not yet available on ACRIS. That contract wassigned in June, after two price drops from the $2.55mm at which itstarted in April.
