New Listings + Sales of Manhattan lofts in last 7 days



This is my fourth report on the number, price distribution and neighborhood distribution for Manhattan lofts reported as new to the market or as closed sales in the last 7 days.

As I have said, we’ll see how this goes, as the ‘quality’ of data is frustratingly poor. This week’s wrinkle is that a new development on the Upper West Side, Adagio 60 at 243 West 60 Street, has multiple data entry errors, and 3 new listings there this week show up as duplicates, under the mistaken address 30 West 60 Street. I have taken those out of the umbers, in hopes that the error will be picked up sooner or later and all the duplicate stuff for this project will be removed.

The stats as of Sunday night …

  • there were 26 lofts reported as new to the market in the last 7 days, and 18 as sold

  • 11 of the 26 new ones are offered under $2mm and 10 more from $2mm to $3mm; 13 of 18 closed sales were below $2mm

  • only 6 of the 26 new loft listings are in new developments (all in the same development), and only 4 of the 18 closed sales (again, all in the same development)
