brand new at 145 Sixth Av in SoHo (traffic is extra)

 
#4C at 145 Sixth Avenue is technically in SoHo, though not the charming SoHo, or the shopping SoHo – it is more of the traffic-shooting-up-Sixth-after–(finally)-clearing-Canal part of SoHo.
 
The Dorneanu sisters at Corcoran describe their new listing as [f]finally a true prewar loft in Soho that is in mint condition with all the finest finishes and technology” but they are a bit spare on prose and pix. Manifestly, the sleek kitchen does boast a killer hood + vent.
 
Said to be 2,200 sq ft with 12 foot ceilings, the nearly square layout has been left pretty open (unless you are happy with a single bedroom, plan to buy some sheet rock). They are asking $2.995mm ($1,750/mo in taxes + common charges), which is a pretty fair SoHo premium for SoHo’s most heavily trafficked street.
 
I believe this building was converted in 2005, with no building amenities to speak of – other than a full-time doorman, which is unusual with a small (24 unit) loft building. I can’t tell what condition the lofts were in when originally sold, but this unit traded almost exactly two years ago for $970k. That is a healthy spread between 2005 Buy and 2007 Asking Price, regardless of the cost of intervening renovation.
 
#5D has been the only recent sale, getting $2.3mm for 2,788 sq ft (with a terrace) in March this year.
