new at 9 W 20, with history of value


The 11th floor at 9 West 20 Street hit the market this weekend, asking $2.8mm and $2,211/mo (condo) for 2,152 sq ft that is said to be “stylish and professionally designed”.

The footprint is classic Long-and-Narrow, with 2 windows on one long side, and four on the other, so – with plumbing on both long sides – there is a lot of flexibility. The building was converted to condos in 2002 and it appears as though all the layouts are essentially the same (with plumbing in the same places, the master suite across the back, with a small second bedroom or office next to the master) – at least from the three floor plans I have been able to access quickly – though the developer offered 1-bedroom, 2-bedroom and 3-bedroom options on that basic model.

The block is one of those quintessentially ‘loft’ blocks, with a varied commercial presence at street level in what Is still a largely photo-imaging area. But other ‘highlights’ range from Periyali to VIP Club. Great location, and as perfectly safe as any loft blocks, but gritty enough to not suit everyone’s tastes.

2 great comps, recent and nearby
When I looked at building data as support for this pricing of $1,300/ft in a no-amenities loft building, I was surprised to see very strong price history. Both the 10th floor and the 8th floor sold this summer, both above asking price, and both at the can’t-be-coincidental price of $2.661mm. (The 10th floor had been offered at $2.495mm from May until closing in August; the 8th floor was offered at $2.395mm from March until closing in June; clearly the 10th floor seller would not take a penny less than the 8th floor price.)

But is the 11th floor worth more?
