who blinked at 79 Laight? contract in 13th month


did stubborn seller find compliant buyer?
My first quick read of today’s list of Contract Signed listings showed 79 Laight Street #3A as in contract in only two weeks – but I mis-read the dates. The listing was new September 25 last year.
There was not a lot of price movement on this toddler of a listing, so I wonder if the stubborn seller found someone to bid in the right neighborhood or if the chastened seller accepted the best deal they could and took a significant haircut off the asking price.

The asking price for this “3,550 sq ft” “trophy loft” has been $4.35mm (and $4,000/mo in taxes and common charges). The loft was reduced in 3 weeks from the September 2006 $4.75mm asking price to $4.5mm, then held steady until dropping a month ago to $4.35mm (they started with Corcoran before moving to BHS and Wilbur Gonzalez in March).

This is a partial duplex with 18 foot ceilings in the great room, wood-burning fireplace, and river views in the 2002 conversion Sugar Warehouse – the class of Tribeca conversions in 2002.

The asking price of just $1,223/ft is right in line with one 2007 sale (#2E sold for $1,280/ft in May), but not another (#6E sold for $789/ft in May). I can’t figure out that #6E price – 2006 sales were at $1,198/ft (#5E in April 2006) and $1,024/ft (#3C in August 2006).
