The8th floor at 69Murray Street is so new as alisting it is not yet on Corcoran’s website — but when it is itshould be here.
Asking $2.35mm ($2,380/mo maintenance) for “1,800sq ft” of a (love the soft sell here) “particularly nice full floorloft”, now 2 BRs and 2 baths. It is a classic Long and Narrow with sevenwindows along one long side, but I read the floor plan as a 1bedroom with two “sleeping areas”.
Theprice represents a pretty good Tribeca premium, consideringits South Tribecalocation and (relatively) highmaintenance for a coop without amenities.
no penthouse sale
Apenthouse unit here was offered for a year and a half through 2006,starting at $3.2mm with several drops down to $2.35mm before beingtaken off the market. That one was said to be in mint condition,”1,700 sq ft” of duplexed space, and a tri-levelterrace.
how much appreciation?
Thelast sale I see here was the 7th floor 2 years ago for$1.875mm. That was said to be “designed by a leading architect”,but I don’t see other information about its condition.
