Long-and-Narrow with long kitchen + long island
Unit 2E at 19-21 Warren Street (this 1999 condo conversion has the [crummy] name "Tribeca East") is a classic Long-and-Narrow, "1,602 sq ft" for $1.85mm and $1,529/mo (condo) that is new to the Manhattan loft market this weekend, offered through Barbara Hochhauser of Corcoran. There are the 3 windows in front and the 3 in back, with an en suite master bath and all the plumbing along one long wall. The entry is in the middle of that wall, so the logical dining area is right in front of you, then 2 steps in and you look left to the kitchen (and windows) and right to the bedrooms (likely, no back windows visible from near the entry).

The long chef’s kitchen (with top appliances) has a long island and top-of-line appliances. The description says there is a "small terrace", but there isn’t one on the floor plan. For "character", there are hardwood floors (says "wide plank oak" but looks like 3" or 4" to me), French doors (to the bedrooms?), ceilings fans, and 12 foot ceilings. Windows look to be nearly knee-to-ceiling.

does this look newly renovated to you?
It looks renovated to me, though they are not bragging about a recent renovation (just saying "in excellent condition"). Reason I ask … this unit sold for $1.15mm 4 years ago. Absent a serious upgrade, 60%+ is a pretty good level of Manhattan loft appreciation in 4 years.

The block ends at City Hall Park, so it is not as busy here as on other "east Tribeca" streets between Church and Broadway. There’s a coop next door at 17 Warren (5 units, no recent sales) but there may be some issues to the west: 23 Warren and all the other buildings to the west to Church Street here and on Murray Street are owned by the same company. I don’t know if there are any formal plans to develop those lots, but there appears to be at least some unused FAR that may be exploitable.

The bedrooms in this east half of the building look back on 9 Murray Street, a 12 story condo that is built within 10 feet of the lot line (check out the master bedroom windows in photo 4). Quiet, probably; light, probably not.
