terrace sells for about $1mm at 110 West 25 Street

‘crowning glory’, indeed
The top-floor Manhattan loft 110 West 25 Street #12 (aka "PH") closed last week (April 22, deed filed April 28) for $3.885mm. This "2,500 sq ft" interior space sounds much like the refined lofts on each of the two floors immediately below, which sold in July 2006 (the 11th floor) at $2.7mm and in July 2005 (the 10th floor; why doesn’t StreetEasy have that Corcoran link??) at $2.766mm.

The plus factor for the 12th floor? Undoubtedly, the aptly described "crowning glory" of "1,500 sq ft" of roof deck.

Net-net, somebody just paid about $1,000,000 for that deck. How nice is that deck? Very.

Currently configured as a 850 SF entertaining area with built-in Weber grill with granite topped island and a separate 650 SF sunning terrace with privacy walls and outdoor shower.

why so shy?
Weird that there are no pictures of the roof deck in the listing, as it is the plus factor, but even without pix it is obvious that The Market loves that deck.

lost a slice?
I wonder how much of the view downtown is now taken up by the Chelsea Stratus, on the same block, a bit more east than south. That 10th floor listing bragged about "open views downtown", but the Stratus is 37 stories.
